STAGING TIPS TO PREPARE YOUR HOME FOR PHOTOS AND SHOWINGS

Below are several tips that can make a difference in staging your property to get the most value in your showing.

 

  •   Lawns mowed, hedges trees pruned/trimmed, leaves raked and bagged.  

  •   Sidewalks and Driveway cleared of vehicles, no garbage bins, toys bikes, etc.

  •   Remove all weeds and grass in cracks in the driveway and sidewalk.

  •   Make sure all exterior porch walls, doors and ceilings are clean, especially the front door. 
        
    Place a new mat at the door.  Buyers first impression is your front porch.

  •   Clear all Kitchen and Bathroom counters.

  •   Rooms clean, neat and de-clutter totally.

  •   Bathrooms - No bottles or bars of soap of any kind in the bathtub or shower area, throw rugs
         removed, counters cleared.

  •   Animals locked securely away/animal droppings picked up in the front and backyard.

  •   ALL LIGHT BULBS replaced and working as all lights will need to be on both inside and out.  
        
    Don't mix match bathroom light bulbs, shows up in a photo.

  •   Blinds open, all ceiling fans TURNED OFF.

  •   Family photo's removed (PHOTO'S MAY SHOW UP ON INTERNET).

  •   All beds made.

  •   Window glass and Mirrors wiped (no streaks).

  •   Swimming Pool - remove pool sweeper from pool and pool accessories, Set up your patio
         furniture with cushions, plants, etc.

  •   Back yard de-clutter no toys, yard tools, garbage cans, make it look nice.

  •   Rugs vacuumed/floors swept/remove all area rugs from kitchen and bathrooms.

  •   Drapes even in width and length on each side.

  •   Remove as much as possible ... streamlined viewing should be in your sight always, your
          home & property should showcase cleanliness, refinement along with elegance while listed.

  • BEST TIP: TAKE A PICTURE OF THE ROOM BEFORE AND AFTER TO SEE WHAT A DIFFERENCE IT WILL MAKE. THIS WILL ALSO HELP YOU IN YOUR STAGING PROCESS.
